We have revised the drawings for this project based on the comments received at the community meeting. The main comment that we addressed was reducing the height of the building at the street frontage. To address this comment, the fourth floor of the building was set back 13 feet at the north and south ends and then 4 feet to each side of the middle portion.  As a result the only the middle portion of the building remains at four floors along the Milwaukee property line.   You can see the changes in the attached drawing of the fourth floor.   This precise change was suggested by Paul Kozlowski, who is an architect and also a neighbor to the rear of the property.   He suggested that if we just set back the entire fourth floor the building would look out of proportion - too wide for its height.    

                   The change has two additional added benefits:

1) It provides some relief at the front for the neighbors to the north and south; and

2) It creates a nice roof deck for the front units on the second floor



                                  
    Update

 

As a result of comments received from the community, the project has been revised to reduce the massing along the Milwaukee Avenue frontage. This has been achieved by stepping back the corners of the building approximately 13 feet and then stepping back the next bay toward the center 4 feet. A drawing of the fourth floor depicting this revision and a rendering is attached. The center portion of the Milwaukee Avenue facade remains at the property line to achieve appropriate proportions for the building.

The project as revised continues to have 24 unites (12 bedrooms and 12 one bedroom plus den) and 31 parking spaces.

As stated at the community meeting:

1) the exterior material will be brisk; and

2) four of the one bedroom plus den unites will be offered as affordable units being sold at cost.
